Fontecilla Custom Interiors and Flathead Masonry crews are ensuring the south face of the five-plex will soon look quite different. In the meantime, we have a monstrous scaffold structure to support their work.

Items Accomplished

GT Builders

Installed up siding on upper floor of Gallatin.

Built hearth and bigger columns on deck of Madison to allow for flashing.

Provided backing and support for flat-roof contractors on Yellowstone’s curved fascia above the kitchen.

Provided framing support to Touris Plumbing to allow for drains to travel from rooftop patio of Gallatin through interior walls and down to ground level.

Finished ceiling of Swan stair tower and provided blocks to support lighting in various areas.

Flathead Masonry & Tile

Installed steel angle-iron all the way around the stairwell/elevator tower of The Gallatin to support the full-size stone.

Began stone work on rooftop area of stairwell/elevator tower and at ground-level as well.

Enhanced structural support and installed steel angle-iron above small roof covering The Swan garage door, to support the full-size stone in this area.

Began stone work around garage of The Swan.

Preparing for tile in The Swan; floor pans in showers and backer- board on walls.

Ordered tile for Yellowstone and Boulder; ready to begin there.

Began brick and stone work on northeast chimney and fireplace of Missouri’s deck.


The siding has been installed on Gallatin’s upper level (facing south), and the ‘Aged’ finish is going along perfectly with our Old World feel

Rainmaster

Finished slate roofing on The Swan (with the exception of one small roof over garage, which is simply waiting on the masons to apply stone above it first).

Received shipment of cedar shakes for the five-plex.

Continued to install flashing in several areas around the project as necessary.

Installed copper gutter – built-in – around roof covering barbecue area of The Swan.

Brought in a specialized flat-roof contractor to take care of challenging areas: Waterfall wall of The Swan; rooftop patio of the Swan (installed sensor for snowmelt); flashing on all decks of five- plex; rooftop patio of the Gallatin (taking care of a few things for the masons); window planter shelves for the Gallatin’s main level.

Working on light over Yellowstone dining room table – the big steel hub.

93 Wood Products

Received over 4,000 lineal feet of material for batten strips, cut them to fit siding better, and made quick turnaround for delivery to Smith Painting.

Gran Central Vac

Rough-in of Madison.

Arctic Heat

Stubbed exhaust pipes out of west wall of stairwell tower for HRV exhaust vents, intake vents and dryer vents for Gallatin and Big Horn, just prior to stone being applied by masons.

Rough-in of Madison.

Began plan for roof penetrations of Big Horn and Ruby, to be completed ahead of regular rough-in.

Touris Plumbing

Rough-in of Madison.

Installing gas piping on either side of Gallatin tunnel for gas lamps

Scheduled and facilitated core-driller for holes in roof of each concrete vault/boiler shed/root cellar for radiant snowmelt in lower property.

United Drywall

Finished texturing inside The Swan.

JK Electric

Finished up rough-in of Missouri

Pulling wire and finishing rough-in inside Madison

Smith Painting

Came up with some spray cans of paint to match the color of our clay chimney pots, so we can touch-up exposed stainless pipe to make it match.

On site to finish siding of Missouri to aged red stain.

Working up samples of colors for batten strips on Ruby wood siding.

On site to stain miscellaneous items Bear Dance Brown – corbels, beams, siding pieces, etc.

Northwestern Energy

Hooked up all headers and gas meters for Bear Dance, leaving it to Touris Plumbing to hook the interior gas lines into the meter and get the boilers fired up.

Ron Incoronato & Co

Met with Neil of 93 Wood Products to discuss options for batten strips and wood trim around windows

Gave two different tours – same results as before. Everyone loved it.

Hosted Marilyn Olson for three day visit.

Devised plan for drilling steel in Gallatin unit to run HVAC, plumbing and electrical based on meetings with each subcontractor.

Discussed drainage plan for Gallatin’s rooftop with Bob Guditis (head engineer of project), who then approved and signed the drawing directly, without modifications, according to requirements by the State Plumbing Inspector.

Refined drawings for Boulder and Yellowstone’s garage doors to submit to Montana Garage Door and begin construction (Keith Beck assist with detailed drawing of Boulder’s).

Met with masons from Flathead Masonry & Tile to discuss details of stone on south face of Gallatin, above drive-under.

Coordinated between Flathead Masonry crew and Touris Plumbing crew to come up with a plan for having gas lamps on either side of drive-under below Gallatin.

Hauled batten strips on trailer to 93 Wood Products for special milling to accommodate irregularity of wood siding already in place.

Detailed meeting with Andy of Gran Central Vac to discuss routing options for rough-in of Madison

Worked with crew of Fontecilla Custom Interiors to determine surfaces and colors for exterior finishes of five-plex; also continually answering detail questions in areas all over project.

Meeting with crew of Arctic Heat to walk through Big Horn, Ruby and Gallatin to determine location of remaining roof penetrations, in order to get these completed so the roof can get completely dried in.

Coordinated between Carol Nelson Design and tile crew of Flathead Masonry & Tile to ensure proper tile selections, layout and specifications are followed for Boulder and Yellowstone.

Gave another tour to some more neighbors (one of whom is a real estate agent in Bozeman and told us they don’t have anything close to this level in her area).

Conducted a safety meeting for all workers on Wednesday morning – 39 workers in attendance (our typical number of workers per day).

Purchased an all-terrain forklift/gradall to use on site; will be much more affordable than the high rental fees each month.

Coordinated training for workers on operator certifications for forklift, skid-steer and man-lift.

Selections/Decisions Needed/Long-Term Issues

New: Need to determine door styles for entryways of each five-plex residence. This is to facilitate progress on the above-mentioned meeting to allow exterior finishes to continue.

Old: Need Carol Nelson to pick out slate or tile for rooftop patio of The Swan and Gallatin so we can get these installed before the weather gets too cold.

Updated: Need to continue to work with Keith Beck to come up with hand sketches of certain areas in the five-plex that are critical to coming up with the correct design and theme. Examples are the Missouri TV-and-fireplace combo, the Swan dining chandelier, the Gallatin foyer, and the Madison master bedroom fireplace (a corner design with a lot of flexibility to be creative). UPDATE: Missouri and Madison master bedrooms are complete; Swan dining chandelier is complete; now need Gallatin entry and Swan kitchen island fixture.

Old: Received tile selections from Carol Nelson on the Boulder Unit, and Yellowstone is now completed as well. Now it’s time to work on this process on the five-plex.

Old: Need to begin looking at samples of wrought iron inserts and designs for the railing of all the decks on the five-plex. Since there are so many of them, these railings will be an absolutely critical design element, and we fully intend to make the most of that opportunity.

Old: Need to finalize the style, species and size of the wood flooring for Boulder upstairs, as well as getting bids from several wood floor installers to ensure we get the best product at the best price.

Old: Colors and finishes for units in the five-plex have been discussed, and we have a good start and direction now. Our meetings in the coming weeks will focus on ironing out all those details. Also will go through the five-plex and, using these decisions, pick out trim styles and sizes, flooring styles, and any final design details.
