Items Accomplished

GT Builders

Cut siding around decks to accommodate deck sealant and flashing

Built privacy wall on Missouri deck between building and fireplace, will serve as nook for BBQ grill

New delivery from Specialty Beams – ripped and sorted 1×6 material for batten strips on Boulder, Missouri and Ruby. Stacked and stickered for better drying

Built and installed corbels under cantilevered slabs where stacked stone wall isn’t supporting cantilever, to give appearance of support instead of cantilever.

Assisted Flathead Masonry in framing issues around Big Horn deck chimney to allow for stone installation.

Re-framed four areas of Madison downstairs ceiling to accommodate in-ceiling air-conditioning systems for Arctic Heat.

Flathead Masonry & Tile

Finished brick chimney on east side of Missouri.

Completed brick on columns and arches supporting the rooftop covering part of Gallatin’s rooftop patio.


Gallatin’s rooftop patio now has a whole new element of character in the brick arches and columns

Installed stone on the two chimneys on either side of Gallatin’s north end; above the roof only – goal is to get everything completed on the roof.

Installed steel angle to support full-size stone around Gallatin’s stairwell and elevator tower.

Began setting up scaffold to start applying stone to the elevator tower.

Touch-up grout-work in Yellowstone, where finished sheet-rock, plaster or stucco has left a gap between their completed stone work.

Cut trench in floor of Swan office to allow for floor plug under free-standing desk.

Rainmaster

Installing flashing all around the five-plex – over windows and special trim; roof-to-wall flashing; counter flashing to support stucco or stone.

Installing slate tiles on roof of Swan; nearly finished at week’s end.

Stucco finishing on The Swan; including stair tower soffit and fascia, and all the way around the whole building.

Yellowstone and Flathead entry ceilings (right outside the main door).

Setting up scaffold and installing backer board on east and west walls of five- plex for stucco.

Hanging drywall and applying lathe to curved walls and ceilings of Boulder and Yellowstone, as prep for plaster.

High Ridge Steel

Installed all-thread behind 2×12 wood band on east side of five-plex to prevent long-term cupping of board.

Installed steel posts around east upper driveway as structural supports for decorative railing to surround the drop-off areas.

Welded threaded rod to edge of slab to use for attaching curb.

Home Technologies

Returned to Missouri to wrap all in-wall wiring in protective plastic for urethane insulation; will come back after insulating to re-install.

Re-located central wiring in downstairs of Missouri to the area under stairs for a custom cabinet/closet to be built there.

Arctic Heat

Rough-in of HVAC for Madison

Installed pipe in chimney above Ruby deck to allow for exhaust of hood vent over built-in BBQ

As viewed from the neighboring balcony, this
chimney on the east side of Missouri gives the
neighbors something nice to look at from
their windows.

Cut concrete and dug out gravel underneath slab in west storage area/boiler room under slab, to find the drain- line and tie into it for powder room of exercise room.

Heated up radiant tubing lines in Swan office to locate with thermal image sensor so we could cut the concrete for floor plug.

United Drywall

Finished taping all non- plaster areas of The Swan and Flathead.

Texturing walls and ceilings in non-plaster areas of Swan, and in all of The Flathead.

JK Electric

Working on rough-in of Missouri; pulling wires, setting exterior fixtures and outlets, etc.

Addressing details in Swan for hanging light fixtures in vaulted areas.

Smith Painting

Stained and finished siding of Ruby and Missouri. Ruby matches the Boulder; Missouri matches the curved wall of Madison’s master bedroom.

Rocky Mountain Contractors

Finished all gas lines on property, then moved up to street and brought a natural gas 3" main from up on Bridge Street, tunneling under Bridge Street, down Bay Drive, then tunneling under Bay Drive to the southeast corner of our property.

Walk-through project with John Morris of High Ridge Steel to determine specific details on steel work: Decorative flashing around Yellowstone chimneys; hanging method and order for Swan catwalk; railing around upper driveways of five- plex; reinforcement of Gallatin north balcony

Walk-through of Madison with Arctic Heat to discuss options for framing adjustments for installation of in- ceiling A/C units in downstairs area.

Put together an appliance list for electricians in Missouri for their rough-in process.

Coordinated between Rainmaster and Fontecilla to get flashing over windows of The Swan underneath Dura-rock.

Walked around whole five with foreman of Rainmaster to determine all needed flashing for window trim and lentils, as well as decks

Met with owner and banker to discuss financial outlook

Met with John Olson, John Pearson and Michael Moffit to discuss marketing options for Bear Dance

Detailed meeting with Jeff Krautbauer of JK Electric to discuss exterior lighting and electrical requirements for entire five-plex, to ensure that we have everything in place prior to masonry work (stone or brick) going up.

Met with a rep from Trestlewood, a reclaimed wood products company, to discuss their product and bidding for our wood floors

Received and unloaded a shipment of timbers and rough-sawn material from Specialty Beams

Met with Mark Sonju, owner of Rainmaster, and a flat-roof specialist to discuss ways to address roofing challenges and issues on the five-plex.

Meeting with Camel Committee – Carol Nelson, Keith Beck, and Hank Fontecilla – to determine surfaces, textures and colors of stucco on entire exterior of five-plex.

Coordinated with Bob Guditis, our engineer, to get approval for a drainage system for Gallatin’s rooftop patio. Drew up a detailed plan for his signature.

Met with Pete Dunkel of Touris Plumbing to begin planning our rough-in requirements for The Gallatin. Since the structure has so many steel beams, it’s possible we’ll need to drill through these beams for our plumbing and mechanical and electrical needs. This will need to be approved by an engineer, which is why we’re planning this early. Same thing with Mat Jaeger of Arctic Heat.


Looking at the east wall of Madison. The scaffold is for the Fontecilla crew, as they’ve now set their Dura-rock as the backing for stucco.

Selections/Decisions Needed/Long-Term Issues

Old: Need Carol Nelson to pick out slate or tile for rooftop patio of The Swan and Gallatin so we can get these installed before the weather gets too cold.

Old: Need to continue to work with Keith Beck to come up with hand sketches of certain areas in the five-plex that are critical to coming up with the correct design and theme. Examples are the Missouri TV-and- fireplace combo, the Swan dining chandelier, the Gallatin foyer, and the Madison master bedroom fireplace (a corner design with a lot of flexibility to be creative).

Updated: Received tile selections from Carol Nelson on the Boulder Unit, and Yellowstone is now completed as well. Now it’s time to work on this process on the five-plex.

Old: Need to begin looking at samples of wrought iron inserts and designs for the railing of all the decks on the five-plex. Since there are so many of them, these railings will be an absolutely critical design element, and we fully intend to make the most of that opportunity.

Old: Need to finalize the style, species and size of the wood flooring for Boulder upstairs, as well as getting bids from several wood floor installers to ensure we get the best product at the best price.

Old: Colors and finishes for units in the five-plex have been discussed, and we have a good start and direction now. Our meetings in the coming weeks will focus on ironing out all those details. Also will go through the five-plex and, using these decisions, pick out trim styles and sizes, flooring styles, and any final design details.
